Accessory Buildings

Accessory buildings and single-level sheds under 200 sq. feet do not require a building permit, but are required to follow zoning regulations. If electrical and/or plumbing is being added then a permit will need to be issued for that portion. For building permit requirements, please visit our Building Permit page.

WMBC 17.04.030 - "Accessory use or building" means a use or building on the same lot with, and of a nature customarily incidental and subordinate to, the principal use or building.

Accessory Building Regulations

  • All accessory buildings shall comply with the zoning regulations found in Title 17 of WBMC.
  • No accessory building shall be located in any required front, side, or street side yard setback.
  • For buildings under 20 feet in height, the required side and rear setbacks are 6 feet. If adjacent walls are fire-rated, the setback may be reduced to 3 feet.
  • For buildings over 20 feet in height, please review setback regulations for your applicable zone.
  • No accessory structure, non-commercial structure, or group of structures shall cover more than thirty-five percent (35%) of the rear yard or, on a corner lot, the combined rear yard and street side yard behind the main structure.
  • No accessory structure may be constructed within the street side yard of a corner lot unless the accessory structure:
    • Is situated behind the rear line of the main structure and no closer than three (3) feet from the street side lot line;
    • Is two hundred (200) square feet or less;
    • Has a maximum height of nine (9) feet measured from the lowest finished ground level to the highest part of the roof; and
    • Complies with other requirements of this Code.
  • All accessory buildings must be located 8 feet from the main structure.
